4. You receive a full report, detailed and easy-to-understand, that identifies pollutants and their likely sources, whether levels are considered safe, elevated or hazardous
5. Our team is available to explain the results and recommend next steps for improving indoor air quality
6. Testing is fast, non-invasive, and can be done as a standalone service or added to your full home inspection.


What We Test For
Using professional-grade sampling equipment, your Mose home inspector will collect air samples from your property. These samples are sent to an accredited lab and, depending on the analysis selected, tested for:
- Over 400 VOCs (Volatile Organic Compounds)
- Formaldehyde
- Airborne Mold MVOCs actively growing mold)
- Tobacco smoke residue (second-hand and third hand)
- Poor insulation-relate emissions
- Contaminants from building materials, paint, varnish, adhesives, and household products and furnishings
You’ll receive a detailed, easy-to-understand report that outlines detected chemicals, their likely sources, and whether levels are normal, elevated, or hazardous.
What Are VOCs — And

VOCs are TOXIC GASES (Volatile Organic Compounds) released by many materials and products inside the home — even when those products are not in use. Most VOCs are odorless and can’t be detected without proper testing.
Common VOCs we detect include:

Detecting Active Mold
in the Air


Mold isn’t always visible. Our specialized equipment detects MVOCs (mold volatile organic compounds) which are released by actively growing mold, even when it’s hidden behind walls, under flooring, or above ceilings. This method is non-invasive and avoids disturbing the mold, which prevents cross-contamination.

As part of your indoor air quality test, your inspector will test for:
- Second-hand smoke (environmental tobacco smoke)
- Third-hand smoke (residue that lingers on surfaces, fabrics, and walls)
Third-hand smoke (residue that lingers on surfaces, fabrics, and walls), Is the secondhand smoke coming from a neighbor? Our tobacco test is not as sensitive for this situation; detection works best in areas where the smoker lives.
